We are currently seeking an experienced Property Manager to join their team. The role is a hybrid working arrangement with time spent both working from home and onsite as required. Stepping in to an already established portfolio, predominantly based in the CBD and Western Suburbs of Adelaide, you will bring experience, knowledge and a passion for Property Management with you as you hit the ground running. A driven individual and motivated by targets, you will have full responsibility of your portfolio and work to ensure you exceed our client expectations at all times. Additionally, you will also have access to a virtual assistant on a daily basis to support you in managing your portfolio.

Responsibilities include but are not limited to:

  • Managing your portfolio professionally and efficiently;
  • Liaising with and communicating appropriately with stakeholders;
  • Receiving and managing new listing enquiries;
  • Keeping up to date with current rental market values, ensuring rents are reviewed appropriately and in line with RTA legislation;
  • Completing and scripting for property listings including relisting properties;
  • Completing tenancy agreements;
  • Bond lodgements & managing bond refunds;
  • Processing tenancy applications & preparing key handover for successful tenants;
  • Conducting open inspections;
  • Conducting/completing ingoing inspection reports;
  • Identifying and processing lease renewals;
  • Managing exits/break leases;
  • Processing and paying bills;
  • Tenant receipts;
  • Managing rental arrears;
  • Receiving, logging & follow up on maintenance requests;
  • Conducting routine inspection reports;
  • Effectively handle and manage tenancy disputes.

  • High attention to detail;
  • Exceptional communication skills & a friendly, professional approach;
  • Proven skills in problem solving, negotiation & conflict resolution;
  • High-level organisational skills and the ability to multitask;
  • Self-motivated and target driven;
  • Proven sales skills;
  • Good computer skills including the MS Office suite;
  • Experience with current Property Management software;
  • Motor vehicle & current unrestricted licence.
  • You must have experience in a similar position and be fully licensed.
